title arrow Property Survey - From a Sellers perspective

Normally it’s the buyer who commissions a homebuyer’s survey, but some sellers do choose to arrange one themselves before putting the house on the market. Whilst this is not a must, it maybe useful if you have an older property or are aware of potential issues. Here’s why it may be a good idea to commission a homebuyers report before listing your property through Visionary Homes:

  • bullet pointA survey can reveal issues (like damp, roof damage, structural cracks) that could come up later and derail a sale.
  • bullet pointThis gives you the chance to fix them before marketing the property.

  • bullet pointIf you already know about potential problems, you can be upfront about them in your listing or disclosures.
  • bullet pointThis reduces the risk of buyers demanding a price reduction after their survey.

  • bullet pointOffering a recent survey report can reassure potential buyers that the house has been checked professionally.
  • bullet pointThis is especially useful in competitive markets where buyers want to move quickly.

  • bullet pointBuyers may be more willing to proceed quickly if they feel they have reliable information up front.
  • bullet pointSometimes, buyers will even accept the seller’s survey instead of commissioning their own (though this depends on the buyer and their lender).

Commissioning your own homebuyer’s survey is not a requirement. Many buyers will prefer to arrange their own survey, often as part of their mortgage process. However, some sellers choose to have one carried out in advance as a proactive step. This is purely for your information and consideration prior to listing.

When you’re buying a standard residential property, the main surveys are:

  • bullet pointThis isn’t really for you, it’s for the bank.
  • bullet pointIt simply checks the property is worth the amount of lending that you are applying for (and a bit on top)….
  • bullet pointDoesn’t flag hidden structural issues — so don’t rely on it as if it were a building survey

  • bullet pointMid-range, most commonly used survey by buyers in the UK.
  • bullet pointSuits fairly modern homes in reasonable condition.
  • bullet pointChecks things like damp, subsidence, roof, electrics, drainage.
  • bullet pointComes with a traffic-light style report, easy to read and understand.

  • bullet pointThe heavyweight option.
  • bullet pointBest for older, listed, unusual, or run-down properties.
  • bullet pointGoes into structure, construction materials, and big-ticket repair risks.
  • bullet pointGives you opportunity to renegotiate the price if problems come up.
