Property & Land Surveys: What You Really Need to Know

When buying a home or land for development, the word “survey” often feels like another cost on the pile. But here’s the truth: a smart survey can save you tens of thousands down the line. At Visionary Homes, we want our clients to be armed with the right knowledge from day one.

 

Surveys for Buying a Home

  • Mortgage Valuation – This one’s for the bank, not you. It just checks if the property is worth what you’re borrowing.
  • Homebuyer’s Report (Level 2) – Best for newer or well-kept homes. Flags up any damp, roof issues, wiring, drainage and more, with a traffic-light style report.
  • Full Building Survey (Level 3) – The heavyweight survey. Ideal for older, listed, unusual or fixer-upper properties. If there’s a hidden problem, this is the survey that’ll find it.

- Rule of thumb: If the house is straightforward, go Level 2. If it’s quirky, older, or you’ve got even the slightest doubt, go Level 3.

 

Surveys for Land & Development

Buying land isn’t just about what’s above ground. What lies beneath (or around) could make or break your project. Typical surveys include:

  • Topographical Survey – Creates a detailed map of land levels and boundaries, essential for architects.
  • Ground Investigation (Geotechnical) – Tests soil, contamination, stability. Tells you if foundations will be simple… or eye-wateringly expensive.
  • Environmental & Ecology Checks – Flood risk, contamination, Japanese knotweed, bats, newts – the things that can stop you building before you start.
  • Utilities & Services Survey – Confirms water, gas, electricity and drainage are in place. Missing connections can cost thousands.
  • Boundary & Title Survey – Ensures what you think you’re buying is actually yours.
  • Archaeological Survey – Required on some sites to check for historic remains.

Why It Matters
